I was trying to downsize into a smaller house with a bigger garage especially since my son will be moved out at the end of this month so I really did not need a 4 bedroom 3 bathroom house.Well our real estate lady owns this brand new house on 1.66 acres and really wants to sell it.It needs everything since there is no deck,lawn,trees,driveway,ect.I put a bid on it last night.Comes with a small barn that I could fit 6 cars in.The attached garage will fit 3 cars.Bad thing is that it is on a dirt road since anything that has a large lot on pavement is way more than I can afford.
Well it's a 4 bedroom 3 bathroom house too! We never ever had a brand new house before...that would be nice but not a necessity.So much for downsizing!

Im envious... that is a nice place. You buying what I need a house with a 3 car and or a barn.... maybe in the next year or two... My first house I bought that I live in right now was new.... you'll keep busy even with a new house... landscaping... window covering etc. etc.

Ed,it is a couple of minutes from downtown Belleville. There is no house with a nice size lot or just land in Canton or Plymouth that I can afford. Good thing I saved the newspaper where it mentions that Canton is the 10th safest city in the country.That should help me sell my house.Plus the Plymouth/Canton Schools are one of the best in the state. Very nice house you found there. Plenty of garage space and neutral colors to work with on the interior. Now can I make a suggestion?..........Move to Ohio! so I can build you a new home.The guys are all sitting around waiting for the weather to break so we can get back to building. You and Kathy can have your choice of 2 specs currently up or we will build to suit. I know....the flatlands of Ohio are not what you are looking for. Can't blame you, Michigan looked nice this past weekend for the NAIAS.

There are a few older houses on the street since this used to be farmland.Many big new homes being built with nice size lots. It is also nice to drive down Beleville Road across the lake.Great views! The realator says she thinks this area will be the next Canton. If I get this house we can have a huge car show in the back yard! [Smile]

Greg.........are you sure you can deal with a dirt road? You can never keep your car clean. I speak from experience! If it isn't mud then it's dust. If they use gravel on the road you still get dust AND rock chips.

Personally, I will never ever own a house on a dirt road. I don't mean to sound negative because the place looks real nice, but you may want to think further about the dirt road.

I have thought about the dirt road for a long time and normally would never even drive my Sonoma on one.The problem is finding a lot that is big enough for another garage or pole barn that is not an hour drive to work, yet still close enough to the city for shopping.If I buy this house I will probably not drive the SS as much as I used to after work and on the weekends and probably have to buy an enclosed trailer.Luckily the road is barely traveled and was in good shape even when it was raining.I could crawl down it.Heck a good friend of mine that owns at least 25 Camaros including a 2002 600 hp ZL1(Wonderful 1),lives on a dirt road.If this neighborhood is anything like the ones near me that used to be on dirt and are now paved...the prices of the houses went up $200,000 or more, so maybe one day they will get paved.

often become as issue. Are there services in the
garage/barn? Heat, lights, water etc. Is there
a basement? Well water or city water? A drain
in the barn?

I like it, but just trying to give you a few
things to think about. How long a drive to work
for you / Kathy?

OK.....if you can deal with the dirt road, that's fine.

Having built a house and barn on 46 acres in Ohio before we relocated to South Carolina, I know you will enjoy the country. I also know about some of the issues with country living. I noticed your barn roof is metal. Did they insulate the roof with anything or is there bare metal showing? If it's the latter (bare), it will sweat on you during the winter when the humidity is high. This will also happen in the spring. The same thing is true of the sidewalls but the ceiling will drip. On a minimum basis, if the roof isn't insulated, you probably should cover it with something. Of course you will need something for yard work like a mower or a tractor. Buy a small GARDEN TRACTOR (Cub Cadet or a John Deere would be my choice).....and don't skimp on it. If you buy a cheapie, it won't last. That way you can put a plw on it for your driveway in the winter and maybe a tiller if you have a garden. You can allso use the tiller to put your yard in.

Do you have well water? If so do you know what your recovery rate id in Gallons per Minute? A good GPH is 10 or more. If it is a well, you may also have to buy a softner and possibly a carbon filter if the water is not very good. I also had a generator because we lost our power a lot on in the boonies.

I am sure you will enjoy the house. It looks very nice! [Big Grin]

Brian,the stairs was a question of mine but we really don't need to use the whole upstairs.How do you like the stairs in your home?

No electric,gas or water in the barn but I can install that myself without any real trouble.

No basement but the house is on a 4' crawl space that is heated and has lights with plastic floor.
House is connected to city water but has a septic tank.

The house may be about the same to get to work even though it is a little farther but the hi way is closer..if that makes sense. It is 15-17 ,miles from my current house.Closer to Milan Dragway!

Very nice! That shop would make it worth it for me! I love having a concrete floor in my shop. We have 6 acres, and a county road (asphault)...We wouldn't trade it for the world!Good luck with it!

Our ideal house would be a ranch.There is a nice ranch that is for sale by owner that we had our eye on.Still on a dirt road but shorter distance.The only problem was a very small laundry room.It had another detached garage that was very nice also on .56 acre.Even that is enough land.Kathy thinks the new house area will bring more return in the future.

Greg, the place looks very nice. It looks like some landscaping may be required and that's something else to consider.

I agree with SS_CarGuy about the lawn tractor advice. I got a new John Deere LX 178 in 1995 when we bought our current home and I cut about two thirds of an acre with it. I've had no problems whatsoever with it (except for replacing the battery last year). I also have the 38" snowthrower for it so it's a year round implement for me.

Does the weeping bed for the septic system interfere with any future plans for a pool? Our pool is right beside our house and we wouldn't have installed a pool if it meant putting it 50 feet or more away from the house.

If it's what you really want and can afford, I say go for it. Good luck with your plans!

I decided last night (or was it this morning at 2:30am)that I will not accept the counter offer and walk away from the house.If I can't sleep over it...it ain't worth it! Thanks for all of the input that everyone gave.That really helped me make this decision.The biggest factor was that darn dirt road! I am very picky about keeping the SS clean and would be going crazy with the constant cleaning.Another thing is that we wanted a 1 story ranch home with no stairs unless they are basement stairs.Last thing is all of the money needed to do the landscape,deck, fence for the dogs and get the garages the way I would like them. Can't wait to hear the reaction from the realator/home owner this morning.

You probably made the right choice here Greg. After seeing all the pictures of your car and how carefully you detail them, I didn't think you would be happy at all with the dirt road. When I was young and single (a long time ago) I lived on a dirt road and there was no way to keep my car clean no matter how hard I tried. I mean this was an everday problem not just a once-in-awhile issue so I swore I would never live on a dirt road again!

Take your time on finding your next house. There will be something out there to suit you just fine.

You are right about the outside. We have over 40K into ours and you have seen the size of our lot. The outside Will cost more than you think taking away from the other projects you and Kathy would like to do.

to "refresh" our landscaping 2 years ago was
$11,000. But it can be done, a little at a time
and by yourself for the most part. The dirt road
would knaw away at you every time you drove the
SS. At least the realtor knows what you want,
and something will turn up. It always does!

I did not want to live in what appeared to be a 1/2 finished house for an extended period of time. Not just the landscaping,but it needs a driveway and the barn has no utilities either.Plus I would have to buy a riding mower.I guess I would never have the cash to get SFC's for the SS.Just did not feel good thinking that it may take me a couple of years to get the house like I wanted it. [Frown]

I guess it will come down to where you want to spend your money & your time. For some people their house is their hobby, landscaping, gardening, etc. Unfortunately that's not for me. We've moved around a lot with my job, and we've always bought a 5 to 10 year old house that meets our needs (# of bedrooms, garage, quality, etc.). That way most of the problems have been fixed (or at least visible), landscaping's done and the surrounding area is usually developed (no surprises like a factory or shopping mall being built next door). With some relatively minor time & money - redecorating and landscaping - we have gotten each house up to our standards. That way we're able to spend the majority of our free time on what we really want to do (like Zainoing the SS [Big Grin] ).

My 1st house new on a 1 acre lot 3 bed room was $12.500 in 1963 the second house was $38,000 and the next was $109,000 and I now have a 7 room ranch still with 2 baths on 4 acres of land with 2 acres in yard and 20 minutes from work. I love the country [Big Grin]

With only "95X135" I think Greg would have me by a few feet. And knowing prices in the area it is a tough decision. 100K might not be an outrageous price to put on the "Extras".

Greg, you "felt" it wasn't right, even though the home was nice, especially with the extra garage and space. Ironically, we're looking for a new home too, but I plan on building an additional 40 x 60 garage similar to the one you were looking at for all my toys. In fact, tomorrow, I'm going to look at this one,(link below) it seems to be in the right location, large flat plot of land, and the price seems very reasonable. Plus it has a paved road!! And it's sized right too, since there will only be two people in it. Regardless if we buy or not, the 40 x 60 garage will be happening...somewhere. We've got 3.5 acres already out in the country, but it's wooded so it would need to be cleared and graded and if we build, that's how we'll go, but at this point, I'm not so sure I want to go through all that hassle.

And whichever way we go, once the garage is up and things are settled in, I can make it the Southeastern SSOA HQ....SSOA members would then have a free place to stay on the way down to a Florida vacation or something.. [Big Grin]

You have a beautiful house for sale.That same house were I live would bring $250,000 or more. I talked to the agent and she even suggusted that we possibly build our dream home. [Smile] I could do that for less than $200,000 with at least a 1 acre lot.I was already asking about the size of an attached garage and it cannot exceed the square footage of the house.Better believe it will be equal in square footage and I will have another big barn or garage built. By the way I did sleep real good last night! [Big Grin]

Ed this lot is 181'X 400" and is 1.66 acres. More room than I really need to keep up.

My 1st house new on a 1 acre lot 3 bed room was $12.500 in 1963 the second house was $38,000 and the next was $109,000 and I now have a 7 room ranch still with 2 baths on 4 acres of land with 2 acres in yard and 20 minutes from work. I know about that also! I live in a 3 bedroom bungalo and it was over $100,000.00. The payments are murder on my wallet but I`m paying for something thats going to be mine........one day. [Roll Eyes] [Big Grin]

Greg if it's not what you want then I would not buy it. I would think about building your house, that way your getting what you want. Maybe add the barn later if you build a nice size attached garage. I can tell you that I've got 25K in my barn that's with elec., water and heat. I'm finishing the inside right now and will have 1k at the most in that.

I also just bought 3+ acres and payed 18k for it, looking to buy the other lot next to me. If I can get that I'll have a total of 7+ acres. Don't liketo many people around me [Big Grin]

I hope I am not speaking out of turn here, but for any of you who want to maximize your house purchase and keep your payments affordable, look into an interest only mortgage ....see this example . If you are buying a house that will appreciate in value (what house doesn't?), and you expect your income to increase in the years ahead, it may allow you to get a bigger house than you thought possible right now.

First off, Greg, the link I provided is the house I'm going to go look at today. It's not out in the boonies, per se (but one could argue the whole state is in the boonies!!). It's a mile outside of town. I'm not selling that one, but obviously someone is.

Most of the price difference you'll see is because of the geographic locations, along with not having to have a roof be required to sustain 900 feet of snow! I've found the further north you go, generally, the more expensive the land and home. Unless you're near a bigger city like Atlanta or Charlotte. And Florida, well, there are some parts that are reasonable... but remember, this is South Carolina! And yes, we have dirt roads aplenty but I won't live on one.

Building a home is a bit more expensive initially, but you still have the low interest rates right now, lower than I think you'll ever see them again in our lifetime, as well as normally a builder's warranty and low to no maintenance costs for the home for the first few years anyway (OK, landscaping is always a big $$ cost). That's the alternative to buying another home. Can't find what you want? Then build it! The price, around here anyway, for a basic pole building 40x60 with two roll up doors and a walk-in door is roughly $20K installed with 4" concrete flooring. Add about another grand to that for motorized doors. I could live in that if it were just me! haha.

I'm not sure we're ready to go through all the hassles to build a house and stress us out for the next 6 months. We were gung-ho upfront about it, even found the perfect plans, but trying to talk with contractors and get things rolling is such a pain with my work schedule, I'm not sure we're ready to deal with all the headaches. And that's with using a general contractor! The prices around here vary a bit but it's around $70-75 per square foot average cost to build. Still not that bad.

You know it's sad. I spent HOURS at the dealership when I was "building" my SS order. Discussed every nuance and detail. But my interest in home building isn't the same. I cannot for the life of me get excited about dormers and 2 x 4s... [Big Grin]

WOW! thats cheap at 70-75.00 per foot. Around here iits more like 100-125.00 per foot. And the prices some of you guys are listing on land....... you cant buy a LOT for as much as you guys are getting acres [Frown]

Like Steve said...the price of your land was cheap! In Canton where I live now 3+ acres would cost $200,000 just for the land. That is why I cannot afford to buy in Canton and have to go further in the country.

That is if you can find a small piece. The housing values are rapidly going up also. In the 6 years our house has gone up 200K.

Location makes all the difference. It's like anything else, if everyone wants to live in an area, the prices go up. If they don't, they're reasonable. I live in horse country (winter training grounds for a lot of equestrian folks), so people are used to having a bit of land around here. The median income isn't all that high either, so unless you're living inside the city limits, you're probably going to easily find some piece of land that's relatively cheap. We paid a bit more for our land, about 7K per acre. But it's in a very good spot to build, so it wouldn't be any problem unloading it if we don't elect to build on it.

My only requirement besides having a 40 x 60 garage is being able to throw a rock in any direction without hitting anyone else's house but my own. [Smile]

Real Estate prices are going crazy. But, what goes up often comes down. I remember my first
house, bought in 1982 for $36,000. The mortgage
rates were 18.75% for a 5 year term. If that ever
happens again - and don't kid yourself - if could,
then you'll see some real house bargains. Money
is historically cheap right now and I know there
are lots of people carrying mortgages that
would kill them if rates doubled, let alone hit
the mid teens again.

I guess I'm just a bit cautious when it comes
to finances. Besides, we can't deduct the
interest paid on our home mortgages like you
can in the U.S.

Yeah Brian there is a 18 month builders warranty.I have not counted this one totally out yet. I just did some calculating and maybe it won't be so bad if I don't get everything done in the next 2 years.Heck instead of a Camaro BBQ...I could have a landscape BBQ and really make some progress!

Well everyone ...last night was the deadline that my 72 hour clause was going to expire.I had an appointment with the realtor but she called and said that she was swamped and we were to meet with her on Friday evening. I told the wife we should call her.Kathy said just wait for Friday.I called the realtor and made an offer on her counter offer. She told me that she actually had another couple that came to the open house scheduled to come over Wednesday night to make an offer.She accepted my offer and agreed to totally finish off the attached garage and give me more 110v outlets and a 220v outlet. The other choice I gave her was to install a insulated 2 car garage door on the pole barn with an electric door opener.I wanted the main garage finished before we were to move in anyway.She said she will put me in contact with an electrician so I can explain what I want done.

Man I an a HAAAAAPPPPPPPPPPYYYYYYYYY CAAAMMMMPPPPPPPPEEEEEEERRRRR! [Big Grin] [Big Grin] [Big Grin] [Big Grin]

My current house went on the MLS listing yesterday. [Smile]

In the garage if you can have a "Sub panel" installed you would be better off if you ever expand and add something like a welder or a heater.

The house has the 18 month warranty and I will make sure it is in writing.I am also getting copies of the house and lot blueprints.I will have the electrician install a sub panel.That way I can run the power to the pole barn easier.I want to also run a gas line in both garages and maybe even hot and cold water in the main garage and cold water to the barn. [Smile]

I have a book the builder gave us with the house that spelled out every thing if you want to look over it to get some ideas of what to look for, you are welcome to it.Some things they will come out several times for but others like Nail Pops 1st time you call is your last even though you may still have 6 monthe left on the warranty.Sounds like you are north of 94.

The realtor said to let the house go thru the winter and one summer before having any of the warranty work done.I will also take pictures and document anything that we find right now and have the realtor document that too. [Smile]
